An EICR is a formal inspection of a property's fixed wiring that identifies damage, deterioration, defects and anything that doesn't meet current regulations. Landlords in England are legally required to have a satisfactory EICR at least every five years, and for commercial premises regular fixed-wire testing is a core part of your health-and-safety and insurance obligations.

EICR vs EIC, what's the difference?

An EIC (Electrical Installation Certificate) is issued for new installation work. An EICR (Condition Report) periodically assesses an existing installation. We provide both, certifying the work we install, and inspecting installations that are already in place.

Clear reports, honest advice

Our reports code observations clearly (C1, C2, C3 and FI) so you know exactly what is dangerous, what is potentially dangerous and what is recommended. Where remedial work is needed we explain it in plain English and quote transparently, and because we're a full electrical contractor, we can carry out the remedials and re-certify.

Landlord and commercial compliance

We turn reports around quickly and keep your certificates on file, so whether you manage one rental or a portfolio of commercial units, staying compliant is straightforward.

FAQ

EICRs & EIC Reports, your questions

Q1How often do I need an EICR?+
Landlords in England must have a satisfactory EICR at least every 5 years or at change of tenancy. For commercial premises, every 5 years is typical but it depends on the environment, we can advise for your site.
Q2What happens if my EICR is 'unsatisfactory'?+
An unsatisfactory result means there are C1 or C2 observations that need remedial work. We'll quote clearly for the repairs, carry them out and re-issue a satisfactory report.
Q3Can you test outside working hours?+
Yes, for shops, offices and commercial premises we can test out of hours to avoid disrupting your business. Call 0113 318 2645 to arrange.
